Why Tenerife?
The Canary Islands enjoy one of the finest climates in the world. Of all the islands, Tenerife is the most popular because of its diversity of contrasting environment, from areas of outstanding natural beauty to lively resort areas. Frequent flights of approximately four hours are available from the majority of European airports and the local time is the same as the United Kingdom
The sub tropical climate provides twelve months of sunshine and warm temperatures truly the ´sunshine state of Europe´, providing an idyllic lifestyle for residents and visitors alike.
For investors, the resort areas of the island have no closed season, and cater for visitors throughout the year. This means maximum yields can be achieved from rental income.
With sustained rises in property values (15% per annum in recent years) and the added bonus of rental income for investment buyers, Tenerife continues to be the first choice to own a holiday home in the sun or invest in a business.
To summarise, Tenerife offers the following advantages:-
• Property Investment - secure return on capital
• Property Letting - excellent opportunities and profits
• Year round warm and sunny climate
• Continuous and stable property demand
• Favourable taxation/costs for property owners
• Accessibility, regular flights from most UK airports
• Contrasts in scenery from the lively southern resorts to areas of great natural beauty

Popular locations in South Tenerife.
Here we take a brief look at what the different resorts of Tenerife have to offer. Tenerife has many varied resorts for everyone, from those seeking the quiet tranquil typical Canarian holiday to those looking for lively nightlife.
Golf Del Sur
Nestling between the motorway and the Atlantic Ocean, "a few short minutes drive from Reina Sofia airport and en route to the two major south coast resorts of Los Cristianos and Playa de Las Americas, lies the residential area of Gold Del Sur. The ´Golf" as it is affectionately known by the locals, was created around a challenging golf course bearing the same name, which comprises three sets of nine holes. Despite its name, this area is not just for golfers as there are many leisure opportunities for everyone to have a great holiday, no matter what your interest are.
There are many lovely residential and holiday complexes in this little oasis some around the periphery of the course, others enjoying views of the golf course or the sea and mountains. A wide selection of Bars and Restaurants is on offer within each complex, but the main commercial area is called San Blas only a short walk from any of the resorts. In San Blas there are two main squares with a wide variety of places to eat, drink and shop.
On the west side of "The Golf" there is the new marina, still being developed but already boasting a promenade of restaurants and shops right on the sea front, along with diving and boating opportunities.
There are various activities to keep you busy, such as bowling, health spas, gyms, mini golf/golf, horse riding, fishing, Sky TV in the local bars, as well as sampling the many wonderful restaurants such as traditional Canarian Tapas, Peruvian, Thai, Chinese, Indian, Italian and for those wanting home away from home there is even a "chippie!".
There is a regular bus service which will take you anywhere from Santa Cruz in the north to the golden sandy beaches of Los Cristianos and Las Americas in the south. If it´s a feel of the ´real Tenerife´ you want then a stroll across the beach to the east will bring you to the fishing village of Los Abrigos.
All in all "The Golf", tucked away far from the madding crowd, is well worth a visit whether for a restful break or activity based holiday, or to investigate buying that dream home in the sun, like thousands of expats have done already!
Amarilla Golf
Amarilla Golf is an 18 hole PGA championship course, bordering the Atlantic Ocean, affording fantastic views.
A new multi million Euro marina is being developed here, along with infrastructure and roads that will link Amarilla Golf to Golf del Sur.
Amarilla offers superb golf, a horse riding centre, a tennis court and a club house with restaurant.
There are many apartments and villas available to purchase in the Amarilla Golf, prices are generally lower than those of the Golf del Sur, but as the two areas combine with the new road infrastructure, property prices on Amarilla Golf should soon be on a par with their neighbour.

Costa Adeje and La Caleta
Costa Adeje is the recently developed upmarket area of South Tenerife, incorporating Fanabe, Playa del Duque to La Caleta.
Costa Adeje is a quieter resort, chosen by many 5 star hotels as the area to invest, such as the Bahia del Duque and the new Sheraton Hotel. It boasts amongst the best beaches in Tenerife, including the exclusive Playa del Duque beach.
The new Costa Adeje Golf is only approx 3km away. There is fantastic shopping, including a new Cartier boutique as well as many upmarket restaurants and bars.
A major part of the reinvention of Tenerife has been the development of the Adeje Golf / La Caleta area, in the South of Tenerife, and as a result, property in La Caleta and Adeje Golf now commands a premium price.
However in the present economic climate there are a great deal of property bargains even in this sought after area.
Whether you want a property with the authenticity of the original fishing harbour of La Caleta, or a villa in the completely new resort of Adeje Golf, built around the 27 hole international golf course which first opened in 1998, you will find an area oozing with quality.
One kilometer inland from La Caleta, is the magnificent resort of Golf Costa Adeje, built on a former banana plantation, and retains many unique features reminiscent of its past. Properties in Costa Adeje are very exclusive, and very chic. There are some beautiful individual golf properties, and several complexes, but no apartments, only top class villas and townhouses.

Torviscas
Torviscas is a popular suburb of Playa de Las Americas.
It features the Aguapark, the local markets held twice weekly and the marina Puerto Colon.
Puerto Colon offers whale and dolphin watching trips, scuba diving and deep sea fishing.
Torviscas is the link from Fanabe to Las Americas.
Torviscas is being regenerated with the new Siam Park development which belongs to the Loro Parque, already Tenerife's biggest tourist attraction in the North, the Siam Park cost around 70 million euros and is built on 180,000 square metres. New attractions include a water park with the only giant wave machine in Europe, a huge roller coaster and the facilities to swim with the sharks.
Split into upper and lower areas, Torviscas is a suburb of Playa de Las Americas full of hotels and apartment complexes. Town houses and the more prestigious resort complexes are found a little higher on the mountainside. Prices are similar to Playa de Las Americas.

Playa de Las Americas
Playa de Las Americas is the largest resort in South Tenerife.
It was purpose built as a holiday destination, in the 1960’s and so has many varied bars, restaurants, beaches and nightlife.
Located to the north of Los Cristianos, Playa de las Americas has a seafront bordered by a palm lined boulevard which extends for miles along the coast, its superb beaches were man-made with sand from the Sahara Desert.
There has been recent reinvestment in Playa de Las Americas with the Las Americas golf course and development of Parque Santiago IV and V new shopping centres, offering many quality restaurants, bars and shops.
Playa de Las Americas properties come in a huge variety of sizes, prices and standards; if one is considering using a property in Playa de Las Americas for both a holiday home and letting to other holiday-makers then position as in any property purchase is vitally important.

Los Cristianos
Los Cristianos has developed into a popular tourist resort from a small Canarian fishing village, centred around it's harbour, with a wide selection of property for both personal use and holiday let.
The artficial beaches of Playa de Los Cristianos and Playa de Las Vistas, with their imported sand offer sunbathing and a variety of watersports.
The pedestrianised old town has retained much of it's original Canarian charm, with a wide selection of traditional restaurants, as well as many bars and shops.
The ferry leaves Los Cristianos port daily to the island of La Gomera.
A promenade provides a walkway linking Las Americas to Los Cristianos.
Los Cristianos property is always popular because the area is one of the major hubs for tourists. The whole of the South of Tenerife is relatively newly built, but some property in Los Cristianos around the port, was built prior to the massive tourist expansion. As you move out from this area, Los Cristianos properties tend to be more recently built. Indeed, at the fringes of Los Cristianos new developments are still being built.
Older Los Cristianos property, in the centre of town, does not offer the level of facilities that newer built property in Los Cristianos does. These older apartment blocks tend to be more popular with Spanish buyers. Geographically, they tend to be the closest properties in Los Cristianos to the sandy beaches and the shopping and restaurant areas. However, it is rare to find a complex with a pool or any of the other holiday facilities that we have come to take for granted.
More recently built property in Los Cristianos, such as complexes like Castle Harbour, Port Royal or Victoria Court tend to have much more up to date facilities such as heated pools, pool bars or sports facilities. These types of complexes tend to be more popular with foreigners looking for Los Cristianos property.
If you are looking for Los Cristianos properties, then you will soon discover that almost all the available properties will be apartments on complexes. There are very few villas in Los Cristianos.

Costa del Silencio
Costa del Silencio literally means "The Silent Coast". This provides an insight into one of the quieter resorts of South Tenerife.
Costa del Silencio neighbours Las Galletas, with it's quaint traditional beaches and marina. The marina and beaches are currently receiving millions of euros from the Arona Council spent on redeveloping the whole area.
Costa del Silencio is ideal for those looking for a quieter pace of life but still want to enjoy the many attractions Tenerife has to offer.
It is also a short drive from the lively resorts of Los Cristianos and Playa de Las Americas.
There are apartments and villas available to purchase in Costa del Silencio and Chayofa - properties range in size and shape, from studio's to one, two and three bedroom apartments, one bedroom villas and bungalows, up to 6 bedroom villas!
